Frequently Asked Questions

Please reach us at carmenandsonsconcrete@yahoo.com if you cannot find an answer to your question.

When properly restored, concrete in regions like Wheeling can last 15–20 years or longer. The key is addressing underlying issues—such as poor drainage or freeze-thaw damage—before resurfacing. Using polymer-modified overlays and high-performance sealers significantly extends lifespan, especially when applied during stable weather conditions and allowed to cure fully.

Are there weather limits for concrete restoration?
Yes. Ideal conditions are above 50°F with low humidity and no rain forecast for 24–48 hours. Cold temperatures slow cure time and can compromise bond strength, while heat accelerates drying, leading to cracking. In Illinois, spring and early fall typically offer the most favorable windows for durable results.

Clean regularly with pH-neutral cleaners, reapply a silane-siloxane sealer every 2–3 years, and avoid de-icing salts in winter. Pressure washing annually prevents dirt buildup, and prompt repair of small cracks stops them from expanding during freeze-thaw cycles.

Ensure proper slope for drainage, keep vegetation and downspouts away from slabs, and install expansion joints where needed. Controlling water exposure is the single most effective way to protect concrete in clay-heavy, moisture-retentive soils common across Cook County.
